Subdivision Development Instructions

This document has been developed to ensure that all subdivision development standards and procedures, as required by the County of Louisa, are met.

The Subdivision Development Checklist is a detailed list of steps and/or procedures required for subdivision development within Louisa County:

  1. Filing of Application for Preliminary Subdivision Plat Approval - (plat to be prepared in accordance with Section 66-154. Preliminary Plat (copy attached).
  2. Suggested Organization of Site Plans
  3. Land Disturbing Permit Application
  4. Developer(s) and/or their designated agent seeking private road status must file appropriate application and receive approval of a private road waiver by the Planning Commission and the request shall be made in conjunction with the preliminary plat application process.
  5. Filing of an Erosion and Sediment Control Plan to be accompanied by the completed checklist and application contained in the Erosion and Sediment Control package, which also contains the Virginia Erosion & Sediment Control Regulations (VR 625-02-00)
  6. Posting of suitable security (bond, cash escrow or irrevocable letter of credit) to cover the cost of necessary improvements (erosion and sediment control measures and road construction) in addition, to filing an executed Performance Agreement, which shall remain in effect for a period of 90 days following the release of any posted security for necessary improvements.
  7. Final plat approval in accordance with Section 66-156. Final plat of the Louisa County Subdivision Ordinance.

In preparation for final plat approval, the developer(s) must make certain that the subject plat meets all requirements as set forth in the Louisa County Subdivision Ordinance for final plat approval and recordation. The final plat for recordation must be submitted to the Louisa County Planning Office and will be forwarded to the Department of Transportation and County Health Department for approval signatures. Prior to the final plat being approved and signed by the Subdivision Agent, all required improvements must be in place and approved or suitable security posted for all necessary improvements. Additionally, no earth disturbing activities can begin on the subject property until and Erosion and Sediment Control Plan (in accordance with the Virginia Erosion and Sediment Control Handbook) has been approved by the Thomas Jefferson Soil and Water Conservation District and suitable security has been posted.
